Our "RAISED RANCH and PARTIAL
RAISED RANCH"
Townhomes are very unique due to the fact the lower level is positioned
only 4' below grade level to obtain optimum dryness and maximum window
exposure from the lower level. The reason why we choose to construct
this way is very crucial. If you look at a map you will see Essex
County is actually surrounded by the Great Lakes water system on three
(3) sides thus resulting in the water table being higher than in most
regions located farther from large bodies of water. Even so, for added
protection and your safety, we also install a sump pump to the storm
sewers just in case we receive a flash flood. If one was to build the
traditional "RANCH STYLE" in our area, this would result in the basement
being constructed 8' below grade in which you risk the chance of
encroaching onto the water table thus a greater probability of having a
damp, moist or even leaking basement, not to mention you have no real
window exposure in the lower level. A "RANCH STYLE" Townhome leaves you
with merely a cellar type basement in which is much less useful for
everyday living enjoyment.
With our unique "RAISED RANCH or PARTIAL RAISED RANCH" Townhome you
will never experience these problems, you end up with two (2) fully
useable, enjoyable levels of comfort and living space.
Please keep in mind our Townhomes are usually restricted to four (4)
units per building, we have found buildings built with five (5) units
and especially with six (6) units are not as appealing to the homeowner
in the long term as compared to buildings built with four (4) units.
Caution, please be made aware and keep in mind any two (2) attached
units per building should not in any way be characterized as
"Townhomes", they have been referred to as of late as "Twin Villas"
however the actual true term still remains as "semi-detached" units and
generally attract a lower income and younger family lifestyle with
multiple children whereas a four (4) unit "Townhome" traditionally
attract an active adult lifestyle ideal for retirees and/or professional
higher income couples that simply prefer a lock and leave lower
maintenance property and home to enjoy other interests or careers their
lifestyles may presently be associated with.
